Claremont Park is a new and premier
residential neighbourhood. Our guidelines
are designed to protect your investment
and aim to achieve the optimum image
for the project. They are intended to
ensure that all residents of Claremont
Park act in the best interest of the
neighbourhood
Every resident will be able to contribute
to the design of their house and surroundings.
Claremont Park is located on the south west
corner of Sayers and Tarneit Roads. The site
runs west along Sayers Road to Davis Road
where residents will be able to enjoy over
3 hectares of public open space and one hectare
of formerly planned central parkland
These guidelines include the following for
all properties within The Claremont Park
Estate.
- One house per lot

Minimum house sizes and front setbacks

Two houses of the same front facade shall
not be built within 5 house blocks on either
street frontage side of the subject property
or on the blocks opposite.

Aim to encourage a variety of styles that
are in harmony with each other and the streetscape
-
No vibrant colours will be permitted as an
exterior wall cladding colour nor for fences,
storage facilities and retaining walls.

Fascia boards, trim and exposed metalwork
must be colour co-ordinated with the dwelling
house. Unpainted metalwork is not permitted.

Reflective glazing and excessively tinted
glass is not permitted.

Driveways must be constructed of pavers or
coloured concrete or with concrete with exposed
aggregate or stamped or stenciled surfacing.

Fences between lots constructed from timber
palings must have timber capping with timber
posts exposed to both sides of the fence
and stained with a colour to blend with the
landscape.

All additions and extensions to the dwelling
house, outbuildings, other structures including
verandahs, pergolas, garden structures and
swimming pools must be approved by the Vendor
in the same manner as the building application.
